There is no upfront listing fee. We work on a placement basis — when we successfully place a qualified tenant in your property our brokers/ agents earns a placement fee typically structured into the lease. We discuss fee arrangements during our welcome call after your property is approved.

ALE stands for Additional Living Expenses — a standard coverage in most homeowner insurance policies that pays for temporary housing when a policyholder is displaced by a covered loss. The housing cost is paid directly by the insurance carrier — not the tenant out of pocket. This means your payment is backed by an insurance company, not an individual.

Insurance ALE placements typically run 60 to 180 days — sometimes longer if the repairs to the policyholder’s home take more time than expected. Corporate relocation placements often run 90 to 365 days. Many clients extend their stay, meaning consistent occupancy and income for your property.

Furnished properties have the highest and fastest placement rate since both ALE and corporate clients need move-in-ready homes. Unfurnished properties are considered in premium markets. If your property is not currently furnished we can connect you with luxury furnishing services. Note your furnishing status clearly on your submission form.

Every client we place has been referred by a licensed professional — an insurance adjuster, corporate HR team, or relocation management company. We do not accept cold self-referrals. All placements are coordinated through accountable professional intermediaries. This is the highest level of tenant pre-qualification available.  We still require Tenants to do a credit check and background check when applying.  In the end you make the decision of who lives in your home.

Yes — always. We present candidates to you and you make the final decision. We never place anyone in your property without your explicit approval. Our job is to bring you the right candidates. Your job is to say yes.

Absolutely. We actively welcome portfolio submissions from landlords and housing providers with multiple luxury properties. Please indicate on your submission form that you have multiple properties and we will arrange a portfolio review call.

Our team reviews your submission within 2 business days. If your property meets our criteria we will reach out to schedule a brief welcome call, confirm listing details, arrange professional photography if needed, and add your property to our preferred collection. From there your property is actively presented to our placement network.
